Description:

Replacement of an existing 28,000 s.f. concrete tilt-up building damaged from a fire in November of 2018. The project required full removal of damaged concrete tilt panels and existing foundations.

Notes:

In the rebuild design, it was decided to add an additional 2,500 s.f. to bring the total leasable space to 30,500 s.f. of new warehouse.  The new building was constructed using a combination of structural steel and wood framing techniques in order to provide 50’x30’ grids and minimum of 18’ plate heights. 

Exterior wood framed walls and roof structure are insulated to meet current Washington State Energy Code.  The exterior façade is clad with metal paneling, Hardie panel siding, large oversized storefront entrances, 12x14 overhead doors and metal canopies, allowing the availability of multiple uses.  Along with new electrical systems that are capable of providing 400 amps of 3-phase power to the 7 tenant suites.  The building was also equipped with an automatic fire suppression system to further extend coded available uses. 

Exterior site improvements included the installation of a subsurface storm detention facility that exceeds current DOE standards and requirements.
