Description:

Renovation of a dilapidated downtown hotel into townhouses, restauarants, and a night club.

Notes:

The Gateway Building was constructed in four phases, with four separate bid contracts.  The first phase was to add a 4th floor to the south wing of the existing hotel consisting of townhouse units.  The second phase was the seismic upgrading to the remaining 3 floors and new exterior finishes, stairways, and elevator.  The next phase was the construction of a new 4-story building addition to the north wing of the original hotel.  This phase was completed while the south wing was fully occupied.  The last phase was the construction of a 700 s.f. building in the pedestrian courtyard on the complex and was constructed while the entire building was occupied.

The Zervas Group won a Merit Award from the Northwest AIA for the design of the Gateway Building.  Check out their work at zervasgroup.com.
