A tenant improvement for a new thai restaurant in an existing commercial building.
Notes:
Complete exterior and interior of existing chiropractic building into new Asian Restaurant of approximately 2,332 s.f. exterior renovations included new composite Trex transcend siding with open joint rain screen installation and cement board paneling with metal reveal strips. Main entrance canopies were removed and replaced with new extended parapets with covered entrance. Roof membrane was in disrepair so following installation of new mechanical systems the roof was replaced with a new TPO membrane roof system. The building exhibited settlement issues and following trenching of existing slab on grade for new sanitary sewer lines we also proceeded with extensive floor leveling prior to proceeding with interior renovations. Due to low ceilings and redistributing of MEP systems we were required to relocate many of the structural beams in order to provide adequate pathways. Interior renovations included installation of new cook line with a 16’ long type one exhaust hood. We worked closely with the owner Thai Design team throughout the construction of new bar custom bar lines, booth seating and custom restroom finishes. Local millwork shops provided custom finished oak fin walls, doors, trims and other decorative elements throughout the T.I. suite.
